A 52-story mixed-use tower with a twisting form that rotates 90 degrees from base to crown. The twist is not decorative — it maximises views for every unit while minimising direct solar gain on the east and west facades during peak hours.

The structural core is a reinforced concrete tube with outrigger trusses at every tenth floor. These coincide with sky gardens — double-height communal terraces open to the air, each planted with a different regional ecosystem. The lowest garden is temperate woodland; the highest, an alpine meadow. Residents move between climates by taking the lift.

The facade is a unitised curtain wall with operable louvres that track the sun. Each floor plate is rotated 1.7 degrees relative to the one below, producing a smooth helical profile. The twist generates aerodynamic forces that reduce wind loads by 24% compared to a prismatic tower of the same height — a measurable structural saving.

The lower 12 floors contain offices and retail. Floors 13 through 48 are residential, ranging from studios to four-bedroom units. The top four floors house a public observatory, a restaurant, and a rooftop garden accessible to all. The tower is conceived not as a private address but as a vertical neighbourhood.
